ACT is a financial advisor, an equipment monitoring/data  management center, a reporting tool, and an instrumentation tool to provide onsite personnel with the information needed to maintain peak performance.

ACT is an advanced commissioning system that monitors central plant efficiency mechanically and financially. ACT software determines how much a central plant costs to operate, how much it should cost to operate and identifies inefficiencies. ACT works as a desktop information center which alerts the user of system function, possible problems, and identifies the actions needed to fix those problems.

ACT sits onsite, monitoring the commercial and institutional buildings and central plant facilities 24 hours a day, 7 days a week. The software recognizes any fault  that might occur and will provide a solution in plain English to overcome the problem. Upon recognizing a problem, an email or text message can be sent to the designated technician that describes the location, equipment name, and issue identified. The technician is able to use this information to make a diagnosis and be in route prior to the building occupants feeling a change in environmental conditions. Additionally, the software can monitor the performance of contractor services, such as water treatment, by trending chiller approach and generating an alarm for service prior to irreversible tube damage.
